Renovation grants in Switzerland: programmes and cantonal differences
Updated:
Public grants in Switzerland can help pay for roof and facade insulation, heating replacement and comprehensive energy renovations. A new kitchen or a more attractive bathroom does not qualify for a general renovation subsidy. Eligibility depends on your property's location, the particular work and the programme's conditions. Check these before ordering or starting work: for many grants, applying afterwards is too late.
Which renovations qualify for support in Switzerland?
Three forms of support need to be distinguished. Direct grants reduce the cost of eligible work. Tax deductions reduce taxable income where the relevant rules allow them. Purpose-specific assistance may support conservation of a protected building or alterations needed because of a disability. They have different authorities and cannot always be combined. A discounted mortgage or a private climate incentive is also different from a public subsidy. Identify the applicable route before including a contribution in your renovation budget.
| Work | Potential support | What to check |
|---|---|---|
| Roof and facade renovation | Insulation grants, sometimes with a bonus | Repainting or replacing the roof covering alone does not automatically qualify. |
| Replacement windows | Depending on the canton or a special scheme | There is no uniform nationwide window grant; technical thresholds matter. |
| Heating replacement | Contributions towards eligible renewable heating systems | Existing heating, output, heat distribution and district heating zones affect eligibility. |
| Solar photovoltaic installation | Federal one-off payment through Pronovo; possible local additions | Solar electricity and solar thermal systems follow different funding routes. |
| Comprehensive renovation | GEAK, Minergie or building envelope programmes | Whole-building grants and individual measures may be mutually exclusive. |
| Kitchen, bathroom or interior refurbishment | No general public renovation grant | Maintenance may have tax implications; check purpose-specific assistance separately. |
| Protected historic building | Contributions towards approved conservation work | Agree the work with the responsible heritage authority early. |
| Disability-related adaptations | Disability insurance benefits subject to eligibility | The individual entitlement and necessary adaptations are assessed. |
This is an overview of possible routes, not an entitlement for a particular property. Links throughout the article lead to official programmes and responsible authorities.

The main programmes for energy renovations
Several instruments work together when you improve a building's energy performance. The Confederation sets funding frameworks, while cantons select their offers and process many applications. Municipalities may provide additional contributions. Investigate funding alongside the technical renovation plan. Roof, facade, windows, ventilation and heating affect one another, so the largest grant for an individual item does not necessarily identify the best overall project.
The Buildings Programme: insulation and modernisation
Measure M-01 supports insulation of facades, roofs, walls and floors against the ground. The general requirements include a building permit dated before 2000, previously heated parts of the building and a demonstrated energy improvement. New extensions and additional storeys are excluded. Applications seeking CHF 10,000 or more require a GEAK Plus assessment or an approved building analysis. Cantons can impose further conditions.

The impulse programme for climate-friendly buildings
Since 2025, the impulse programme has supplemented existing support. It particularly targets replacement of large oil, gas and electric heating systems with renewable heat generators exceeding 70 kW, replacement of decentralised electric or fossil-fuel heating and improvements to building envelope efficiency. Applications are handled through the cantons. For an apartment building, establish early which measures fit together and what evidence is required for the heat distribution system.

Solar PV: funding through Pronovo
Photovoltaic systems generate electricity and receive support through federal instruments administered by Pronovo. Solar thermal collectors produce heat and follow different rules. Some cantons offer an additional bonus if you insulate the roof or facade at the same time. Calculate the federal payment and any cantonal combination bonus separately. The small one-off payment, KLEIV, is applied for after the installation has been built; a related insulation grant can still require an earlier application.

Cantonal differences: 13 examples of renovation funding in 2026
A contribution available across the cantonal border does not automatically apply to your house. Calculation bases differ too: insulated component area, PV module area and energy reference area measure different things. Energy reference area, or EBF, broadly comprises heated or cooled floor areas. The examples below show selected differences and current budget restrictions. Each linked canton name leads to its official source.
| Canton | Programme example | Key difference |
|---|---|---|
| Zurich | Insulation: CHF 40/m² of eligible building component. | The cantonal energy programme excludes windows, doors, basement ceilings and attic floors; check special schemes separately. |
| Basel-Stadt | Windows: CHF 50/m²; basement ceilings and attic floors: CHF 20/m², subject to technical requirements. | These individual components are expressly supported here. Technical requirements are binding. |
| Bern | A single-family house improving by two GEAK classes: CHF 70/m² EBF. | Both building envelope and overall energy performance must improve; the smaller common improvement counts. No oil, gas or electric heating afterwards. |
| Aargau | Heat pumps in designated district heating zones generally receive no grant. | Since May 2026, exceptions include unavailable connections or a district heating solution at least 10% more expensive under the prescribed calculator. |
| Lucerne | Insulation: CHF 60/m², with a possible additional building envelope bonus. | A comprehensive Minergie renovation grant cannot be combined with contributions for individual envelope or building services measures. |
| Zug | Insulation: CHF 60/m²; PV bonus: another CHF 60/m² of insulated roof or facade. | The bonus requires a new PV installation covering the component as defined by the cantonal conditions, installed at the same time. |
| Basel-Landschaft | PV combination bonus: CHF 40/m² of roof modules or CHF 120/m² of facade modules. | Calculated using PV module area. Since 2026, certain direct replacements of old, previously unsubsidised heat pumps are also eligible. |
| Thurgau | The 2026 programme provides no grant for air-to-water heat pumps up to and including 70 kW. | Installing a first hydraulic heat distribution system when replacing decentralised heating may still qualify under the relevant conditions. |
| Fribourg | Additional support for optimising energy operation in residential buildings with at least five apartments. | The temporary offer runs until 31 December 2026 or until its budget is exhausted. |
| Vaud | Buildings Programme grants for insulation, renewable heating and comprehensive renovations. | No purchases or work before written funding approval. Submitting the application alone is insufficient. |
| Graubünden | Several programmes cover building envelopes and renewable energy. | Funding approval must precede purchases and execution. Coordinate orders with the responsible office early. |
| Jura | Energy renovation grants co-financed by the canton were stopped in September for the remainder of 2026 after funds ran out. | Exclusively federally financed impulse measures continue; M-01 has a waiting list. |
| Obwalden | Funds for building services systems above 70 kW and scrappage bonuses when replacing electric heating are exhausted. | Other funding areas continue. A stop affecting particular measures does not close the whole programme. |
This is not a ranking or a full tariff comparison. Output limits, investment caps, minimum grants, building categories and combination rules affect the actual contribution. Budget announcements may change after the source-check date.
Are ordinary renovations eligible for public grants?
Support can also be available outside energy renovation, but it needs a recognised purpose. Calling a project a renovation does not establish eligibility. Identify whether it saves energy, preserves protected historic fabric, enables necessary disability-related adaptations or meets a specific housing programme's conditions. This is especially relevant when an energy upgrade and ordinary refurbishment form part of the same project.
Kitchens, bathrooms and interior refurbishment
There is no general nationwide grant for replacing a kitchen, improving a bathroom, laying parquet or repainting rooms. Natural stone, timber or a product marketed as ecological does not automatically make interior work eligible. In a larger refurbishment, separate the cost of supported measures from other work. This makes it clear which part of the investment receives a contribution. Maintenance that preserves value may have tax implications until the tax system changes; the relevant distinction is explained below.
Heritage conservation and noise protection
Protected buildings may qualify for contributions towards appropriately agreed conservation and restoration. Contact the cantonal or municipal heritage authority before developing the design. Noise protection schemes are also location-specific: Zurich's airport region programme can support combined energy and sound insulation improvements. The City of Zurich additionally supports windows and facades in inventoried and protected buildings. Exclusion from a general energy programme therefore does not rule out every special form of assistance.
Disability-related adaptations at home
Disability insurance may cover necessary building alterations and aids under its statutory conditions. An age-friendly bathroom or accessible shower alone does not establish an entitlement. Eligibility depends on the individual and the particular need. Ask the responsible disability insurance office to assess responsibility and coverage before commissioning work.

Mountain housing assistance and natural hazard protection
Graubünden, Obwalden, Uri, Vaud and Valais operate successor schemes to earlier federal assistance for housing renovation in mountain areas. Check each canton's requirements individually; owning a mountain property does not establish a general entitlement. Voluntary property protection is another special case. Aargau's building insurer contributes up to 40% of eligible costs for suitable measures against damage from natural hazards. This insurance benefit follows a different route from energy grants.
Renovations and tax: what changes in 2029?
A tax deduction is different from a grant paid into your account. Current rules generally distinguish maintenance that preserves value from improvements that add value. Replacing a worn-out fitting with an equivalent can be treated differently from an extension or an upgrade in comfort. Energy-saving and environmental investment has its own rules. Account for grants when determining deductible costs you have borne yourself. Request itemised invoices and clarify classification with your cantonal tax office.
- The home ownership tax reform takes effect on 1 January 2029. For owner-occupied homes, maintenance deductions end alongside taxation of imputed rental value.
- Federal income tax deductions for energy-saving and environmental investments end. Cantons may retain such deductions for a limited period.
- Maintenance deductions remain available for property that is rented or leased out.

Let the building's condition guide timing
Plan necessary work together with financing, technical dependencies and tax consequences. Bringing forward unnecessary work to claim a potential deduction can still cost more overall. Compare total costs after confirmed grants and the expected tax effect. Also clarify which period governs a deduction. A quotation or an order alone does not guarantee a particular tax outcome.
Applying for renovation grants: six steps to a complete application
Starting too early is an avoidable reason to lose funding. Some cantons require written approval before a purchase or an order is placed. Establish the funding conditions before agreeing binding order and construction dates. KLEIV follows a different sequence: the Pronovo application comes after construction. Do not apply that exception to other grants.
- 1. Check the location: identify the canton, municipality and relevant energy supplier. Search for local offers using the postcode and distinguish public programmes from private contributions.
- 2. Establish conditions before ordering: check the measure, building age, minimum grant, technical values, available budget and deadlines. Record whether application submission or written approval must precede the project start.
- 3. Prepare the plan and evidence: collect quotations, drawings, areas, photographs and technical documentation. Commission a required GEAK Plus in time. Agree who submits and checks the application.
- 4. Coordinate contributions: disclose cantonal, municipal and other support. Check restrictions on combining grants, maximum funding shares and the need for separate applications. Do not count unconfirmed contributions as secured financing.
- 5. Coordinate permits and execution: a grant approval does not replace planning permission. Before changing equipment, materials or scope, establish whether the funding commitment must be amended.
- 6. Submit completion documents on time: provide invoices, payment evidence, photographs, commissioning records and certificates as required. Payment follows review, so allow for the necessary upfront financing.
Frequently asked questions about Swiss renovation grants
These answers provide initial guidance. The responsible authority assesses your particular entitlement using your project details and the conditions in force when you apply.
How much funding can I receive for my renovation?
There is no nationwide percentage. The work, area, heating output, building category and location determine the calculation. Minimum and maximum contributions and available budgets also matter. Use a cantonal calculator for an estimate and written funding approval as the basis for financing.
Do sustainable materials automatically qualify?
No. An ecological product label alone is insufficient. Work qualifies through a particular programme's requirements, such as verified insulation performance or a specified building standard. Plan materials, construction and evidence together.
Is a comprehensive renovation always better because of the grants?
No. Consider condition, remaining service life, technical dependencies and available funds. Comprehensive renovation may attract more support but can also bring forward unnecessary expenditure. Compare a coordinated phased plan with a whole-building solution using the actual overall costs.
Can I get free advice on replacing my heating?
The «erneuerbar heizen» initial consultation is free under the programme's conditions when replacing a main heating system more than ten years old. It helps you choose a heating system. A GEAK Plus may additionally support wider building renovation planning; check its costs and subsidies separately.

What should I check before buying a house?
Establish the actual renovation needs and review the available records first. Calculate necessary work and potential grants separately. A funding opportunity cannot replace a technical inspection or a reliable cost estimate. This helps you judge whether the purchase price, renovation work and available contingency fit together.
